Phase 1 of a multi-phased hotel renovation and construction project, delivered within an operation, 5-star, environment.
CHAP delivered the first phase of a renovation and construction programme at The Marcliffe Hotel, one of Aberdeen’s most prestigious 5-star destinations. The multi-phased project was undertaken within a fully operational hotel environment, requiring careful planning and close collaboration to ensure uninterrupted guest experiences throughout the works.
The scope included the creation of the stunning new Skylark Restaurant, featuring a contemporary glazed courtyard roof, alongside extensive refurbishment of guest bedrooms, a complete transformation of the restaurant and banqueting kitchens, and significant upgrades to front-of-house and external areas.
Working within a live hospitality environment presented unique challenges, with the hotel continuing to host weddings, corporate events, private functions and daily guests throughout the 34-week programme. CHAP implemented bespoke construction planning, temporary facilities and innovative stakeholder communication strategies to minimise disruption while maintaining the hotel’s exceptional 5-star standards.
The project was completed ahead of programme, allowing a soft launch of the new facilities prior to handover. Throughout construction, the hotel successfully hosted over 30 events and achieved its 5-star renewal, demonstrating the effectiveness of CHAP’s collaborative approach, meticulous planning and commitment to operational continuity.
The Marcliffe redevelopment showcases CHAP’s expertise in delivering complex refurbishment and extension projects within occupied, high-profile environments, balancing construction excellence with exceptional client and customer experience.
Testimonial
‘I am working with CHAP on the high-profile re-development of The Marcliffe Hotel. The project is being delivered to a very high standard with excellent site management and a pro-active “can do” approach throughout.
The site team is also extremely well supported by the excellent head office management set up covering estimating, design, programming and buildability” – Duncan Moir (McLeod & Aitken)
