The development in Kincorth, Aberdeen delivered 87 new homes across 11 blocks of three-storey apartments and terraced housing. Developed for Aberdeen City Council, the scheme was designed to meet the Council’s Gold Standard sustainability requirements and was connected to the Sillerton Lane low-carbon district heating network, providing residents with energy-efficient, affordable homes while reducing environmental impact.

Key Challenges

A key challenge was achieving the stringent Gold Standard sustainability targets, particularly the requirement for very low permeability levels across the development. Delivering these performance standards required close coordination between the design team, specialist suppliers and construction teams. The project was also located within an established residential area, requiring careful logistics planning and stakeholder management to minimise disruption to existing residents.

Solutions 

Through effective design management and collaboration, the project team developed robust construction details and quality assurance processes to achieve the required energy performance standards. Careful site planning, phased delivery and ongoing engagement with stakeholders ensured safe construction operations and maintained access within the surrounding community throughout the works.

Outcomes and Achievements 

The development was successfully delivered through a phased handover approach, allowing residents to move into completed homes ahead of the overall project completion. Strong collaboration between the client, contractor and design team resulted in the project being completed ahead of programme and within budget while achieving its sustainability, quality and operational objectives. The scheme now provides high-quality affordable housing and long-term benefits for the local community.
