Maintenance Operative

LOCATION:

Site based within Aberdeen / Aberdeenshire.

To undertake day-to-day varied building maintenance and repair work at assigned sites within Aberdeen/Aberdeenshire.

Key tasks and responsibilities

  • Undertake maintenance and repair work mainly in joinery but also across a mixture of other trades. Including tape & fill, decoration, and a knowledge of basic services in Electrical and Plumbing.
  • Undertake and be responsible for company standards ensuring we are courteous to all clients and act in the best interests of the company.
  • List materials for the project/tasks and if required to assess task requirements.
  • Produce PO for material orders and pick up materials from suppliers as necessary.
  • Carry out day-to-day operations including site safety / QA and site tidiness.
  • Maintain the environment and the quality of the work on site.
  • Fill in job sheets according to the operation process and submit them to Site management, QS and or designated manager, this includes timesheets, dayworks and associated work sheets.
  • Where required, undertake and organise direct contact with clients for access to properties.
  • Carry out maintenance repairs as required, also interact with associated trades/clients/design teams/Clerk of Works as required.
  • Suggest and propose improvements or ideas as they arise.
  • Will be required to aid with other operations on site.
  • Advise /guide if any specialist tools/machinery are required for any task.
  • Out of hours working may occur at times, eg for emergency maintenance occurrences.

Qualifications & Competency

Qualifications:

  • Recognised Craft Apprenticeship, preferably joinery – essential.
  • Advanced Craft – desirable.
  • Driver’s license – essential – preferably clean.
  • CSCS card – desirable (holds/currently undertaking/willing to achieve in a timely manner).
  • SSSTS card – desirable ((holds/currently undertaking/willing to achieve in a timely manner).
  • First Aid – desirable.

 

Competencies:

Essential:

  • Ability and experience to undertake varied joinery tasks to a high standard.
  • Have a good working knowledge and experience of tasks within a mixture of other building trades e.g. tape and fill, painting, knowledge of plumbing and electrical work.
  • Flexible approach to work as well as having the skill set to carry out all types of joinery work.
  • An ability to understand and act upon orders and use experience in suggesting work processes accordingly along with RAMS & Method Statements, in line with the overall goals and aims of a particular piece of work.
  • Demonstrate ability to consistently undertake high quality work to the required standards and within the required timeframes.
  • Ability to work unsupervised and act on own initiative when faced with minor problems.
  • Demonstrate experience of using relevant equipment and machinery on site.
  • Ability to utilise a computer tablet. Also have at minimum a basic understanding of Word, Excel spreadsheets, and email interaction.
  • Good verbal communication skills in English.
  • Be able to schedule works and keep a daily diary of actual activities for timesheet allocation.
  • Able to interact proactively with all involved parties for assessing/reporting on work/task.
  • Well organised and able to maintain a safe and tidy work environment to maximise productivity.
